Before you begin

This agreement is intended for a tenancy where all the following conditions apply. You do not need to confirm each one.

  • The rented property is in EnglandThis generator does not cover Wales, Scotland or Northern Ireland.
  • The property will be the tenant’s only or main homeHoliday lets and many temporary licences follow different rules.
  • The landlord will not live at the propertyA lodger agreement is usually needed when the landlord shares the home.
  • This is a private residential lettingIt is not business premises, a holiday let or purpose-built student accommodation under the National Code.
  • The annual rent is below £100,000 and above the assured tenancy minimumThe usual minimum is £250 a year, or £1,000 in Greater London.
  • This agreement is for a standard private tenancyIt is not designed for supported housing, a home provided with a job or farm work, temporary accommodation arranged by a council because of homelessness, or student halls or private halls.
  • The agreement must roll weekly or monthly with no fixed end dateNew assured tenancies cannot be created with a fixed term from 1 May 2026.
